Thank you for your interest in renting one of our properties! Below you will find the details of our application process and qualification standards.
Application Process
- Each person 18 years of age or older must submit a separate application with a non-refundable application fee
- Incomplete applications will not be processed; false information will result in immediate disqualification
- Application processing typically takes 1–3 business days
- Our investigation may include contacting employers, landlord references, law enforcement and government agencies, consumer reporting agencies, and eviction records
- Applicants have the right to obtain a free copy of any consumer report if the application is denied
Deposit to Hold
- A deposit equal to one month's rent (or another agreed upon amount) is required to hold the property
- The deposit must be received within 48 hours of approval
- This deposit is non-refundable
- The deposit will transfer to the security deposit after all move-in requirements are completed
Move-In Requirements
- Security deposit and prorated rent or first month's rent and additional fees must be paid prior to move-in
- All utilities must be transferred to the tenant's name with proof provided
- Proof of renter's insurance required
- Lease must be signed by all parties
Qualification Standards
- Valid photo ID and Social Security number required for all applicants
- Monthly income must exceed 2.25x of monthly rent from verifiable sources
- Positive references from previous landlords required
- No prior evictions or unpaid judgments
- Minimum credit score of 650
- Background check required for all applicants 18 years of age or older
- Maximum occupancy of 2 people per bedroom
Note: Compensating factors may be considered. Additional deposits or a co-signer may be required at the landlord's discretion.
